Tulloch of Cummingston apply to build 32 homes at the top of Mannachie Road, Forres

MORAY Council have received an application for a new housing development in Forres.

Tulloch of Cummingston have applied to build 22 private and 10 affordable homes at the top of Mannachie Road on the opposite side to Springfield Homes' ongoing construction of the Ferrylea estate.

The proposal includes a mixture of low density luxury bungalows, split level homes, detached houses and apartments.

Designated in the Moray Development Plan 2020, R4 Mannachie is part of the Dallas Dhu masterplan and extends to around 6.704 acres bound by Mannachie Avenue, the Dava Way and Sanquhar woods, Mannachie Road and the designated R6 site which is separated by the Sanquhar Mains access track.

The development plans consist of: a central open space with trees and grassed areas; an affordable housing zone which will emulate a small courtyard area; properties on the west side of the site having distinctly unique designs with the ones running along Mannachie Road incorporating a split level style and natural slated roofs.

The remainder of the site will consist of small shared surface courtyards. Parking will be to the side and rear of the properties wherever possible.

Tulloch of Cummingston have modified their existing house types to include traditional features in the designs. Materials include random sandstone walling, grey slate effect concrete roof tiles, Irish oak PVC windows, tuscan biege roughcast and vertical timber boarding to garages. There will also be sandstone coloured cement render banding to windows and doors on street facing elevations.

Distinguishable features such as porches, mock chimneys and bay windows will be used - the first house on entrance to the site incorporates a feature gable with a natural stone chimney breast, part glazed gable and natural slate roofing to enhance the approach to the development.

Low beech hedging and fencing will be formed between plots to the front of the properties. High timber fencing will be erected to the rear gardens. Low stone dykes will also be formed to some key buildings.

The proposed development will be connected with a new access point at the north west corner of the site.

In accordance with the 2018 Dallas Dhu Masterplan, Mannachie Road has already been widened and a cycleway provided.

A new spine street will run from north to south through the development providing future access to the eventual expansion of the remainder of the Mannachie development (R6). The spine street will serve two linked courtyards. Gateway features consisting of a natural stone wall with entrance pillars and soft landscaping will be provided to the proposed access point off Mannachie Road.

A loop road is to be provided, serving the small courtyards and parking areas. It will end at the southern boundary of the development, however, will be extended to form the loop road mentioned in the Dallas Dhu masterplan to provide route options for connection to Mannachie road.

Tulloch of Cummingston propose to retain as much open space and natural woodland as possible. The land is bounded by a backdrop of mature trees with a Tree Protection Order (TPO) so will remain in place. Further trees will be planted at strategic locations through the development.

A village green area of open space will be provided within the centre of the site together with various other strips of landscaping.

All the properties will have open plan frontages with low hedging and fenced off rear gardens.
