Moray affordable homes near Forres approved

Plans to build 12 affordable houses in a village have been approved.

The homes in Rafford received a final sign-off from Moray Council planning officials on Friday, May 16.

In total, the community-led development from the Finderne Development Trust will see new seven two-bedroom homes - two bungalows and five semi-detached properties - along with five three-bedroom houses created in the village.

Plans for the new-builds near Rafford Hall were drawn up by Oberlanders Architects and first submitted in March 2024.

Of the homes, eight are set to be rented out while four will be put up for discounted sale.

Moray Council officials praised the “welcoming” appearance of the new planned houses, and said the “large areas of shared grassed areas” would allow children the chance to play outdoors.

However, a number of objections were also received to the proposals.

Concerns were raised about the potential impact on the natural environment, unpleasant smells, increased noise and dust, along with potential road safety issues.

Planning documents also revealed that the next phase is set to include community facilities, electric car charging points, a polytunnel, allotments, an orchard and a rentable working space.

A new access road between the B9010 and the development will be constructed as part of the approved development.

Developers have also agreed to contribute cash towards local transport and healthcare projects.

The developers’ obligations deal will see them fund two extra dental chairs, along with providing extra cash for a bid to bring a 3G games pitch to Forres.
